RESIDENTIAL
GARAGES/SHEDS Garages in all residential districts, or on a lot where
the principal use is residential, shall conform to the following: (1) No detached private
garage shall exceed a height of eighteen (18) feet. (2) Two or more accessory
structures on any one lot having a residential use shall have a minimum of
ten feet of yard area between them. (3) In addition, R-1 (1) Total floor area for
accessory structures in an R-1 residential district with a lot size of 43,000
square feet or less shall not exceed 1,200 square feet. (2) Total floor area for
accessory structure in an R-1 residential district with a lot size greater
than 43,000 square feet shall not exceed 1,200 square feet plus 1% of the lot
area in excess of 43,000 square feet. Example: Total floor area for accessory structure in an R-1
residential district with a lot size of 65,000 cannot be in excess of 1,420
square feet. R-2 (1) Total floor area for
accessory structure in an R-2/MH-1 residential district shall not exceed nine
hundred (900) square feet, except where the lot size exceeds 10,000 square
feet, the total accessory square footage may be increased by 1% of the lot
area in excess of 10,000 square feet. Example: Total floor area for accessory structure in an R-2/MH-1
residential district with a lot size of 13,000 shall not exceed 930 square
feet. R-3 (1) The floor area for an
accessory structure with a duplex use, and not accessory to a farm, shall not
exceed nine hundred (900) square feet for a single accessory structure nor
shall any combined total exceed one thousand seven hundred (1,700) square
feet. Single family homes in an R-3 District shall be limited to the R-2
(subdivision) or R-1 (metes and bounds/CSM) standards. R-4 (1) Floor area ration for accessory structures
in a multiple-family (R-4) district shall not exceed: (a) Three
units, eight hundred and seventy (870) square feet. (b) Each
additional unit, two hundred and sixty-five (265) square feet. (c) Increased
floor area may be granted in a Conditional Use Permit. |
